Statement of Mr. Csaba Tóth, Managing Director of Emonika

»The idea to change the master plan for the area of PCL came 2 years ago, at the time of the municipal elections. The deepening of railway tracks and consequently the transfer of the main train station from basement to above the railway tracks. This was the main reason for changing the master plan. Such change is beneficial to both the city and the project Emonika as well.

However the procedure took too long and has exceeded even the deadline set forth in the cooperation agreement between MOL and Emonika on changing the master plan of September 2008. Even though the building conditions as far as the urban limitations are concerned may be slightly improved there are some side effects definitely being unfriendly to real estate investments in the PCL area such as the damage caused by the delay that has been escalated by the financial crisis kicking in the meantime, the outrageous and unreasonable increase in communal fees making any investment almost impossible in the city center and the master plan’s interference in timing of the investments to be made there by third parties but not by MOL.

In general and in summary the new master plan is to be welcome by the related stakeholders in PCL area but the feelings may be left mixed for a while until it turns out whether the conditions created on paper and at the desk of urban planners are feasible in real life or not ”
